Leasing Services

All About Properties, LLC clients rely on professional, up-to-date expertise on real estate trends and conditions that meet their unique needs. AAP partners with a team of top notch realtors in order to offer real estate market research assistance in your effort to make well-informed decisions for your investment portfolio or your personal portfolio. With access to the latest information in markets all over the valley, your AAP professional is your best source for market intelligence.

Marketing Survey:
First, rent surveys are done to ascertain competitive market rents in any particular location. Setting the right rent will attract the best, most qualified number of prospective tenants so that you can enjoy stable income and low turn-over.

Advertising:
AAP markets vacancies in many forms of advertisement:

  • Ads in the print media ( American Classifieds). AAP has developed long-term relationships with these papers so that owners enjoy premium placement at the lowest rates.
  • Ads on major search engines, online classifieds and of course, on the AAP Web site. Advertising on the web is a must to attract top applicants - and is usually free for owners! We advertise on the following websites: allaboutproperties.net, americanclassifieds.com, rentalhomesofidaho.net, rentalhomesofboise.net, newrentalhomesofidaho.net, rentalhomesofmeridian.net, rentalhousesofmeridian.net, bestrentalhomesofmeridian.net, newrentalhomesofmeridian.net, rentingidaho.net, idahoexecutiverentals.net, namparentalhomes.net, rentalhomesofnampa.net, rentalhomesofeagle.net, rentalhomesofkuna.net, kunarentals.net, rentalhomesofmiddleton.net, rentalhomesofcaldwell.net, rentingboise.net, idahocorpertaterentals.net, rentalhomesofstar.net, meridianapartmentliving.net, canyoncountyrentals.net, eaglerentalhomes.net, caldwellrentalhomes.net, boiseapartmentliving.net, meridianapartmenthomes.net, treasurevalleyrentals.net
  • Listing on the free AAP Vacancy List. Because of our reputation, many prospects call us for a free vacancy list. These calls are a reflection of our experience and visibility in the Boise area renter's community and an added bonus in choosing AAP as your leasing agent.
  • Most importantly, and often over-looked, eye catching signs and lock boxes are included on each property.

Screening Process:

AAP views tenant selection as one of our most important functions. Specially designed AAP applications are handed out during showing appointments to all interested prospects. Prospects can also obtain an application at our office or at this website. The ease to apply has increased the numbers of applications we receive as well as sped up the processing time.
Once a completed application is received in our office, the application is screened for credit, rental and/or ownership references, and income.

Lease Signing:
Once accepted, the prospective tenant signs a lease which has extensive safeguards for the property owner and complies with all local and state laws. The tenant must provide a security deposit and first month's rent in certified funds before a lease is signed and the keys turned over.

Seasonal Tips

Fall/Winter 2006-2007

  • Clean out roof drains (especially important for flat roofs).
  • Clean out gutters and down spouts.
  • Check roofs for obvious damage caused during the summer
  • Check all sump pumps that they work and will be able to pump water out of "below grade" garages and driveways, etc.
  • Make sure all below ground drains for rainwater are clear of debris. (You would be amazed at how much trash finds its way into the drains)
  • Replace filters for furnaces. Clogged filters make furnaces operate inefficiently and can result in blower motors burning out!
  • Reduce the amount of time sprinklers are running.
  • Change time clocks for exterior lighting.
  • Check trees for possible damage that might result from winter rains and winds.

Spring/Summer 2007

  • Check all landscape sprinklers and timers so that all are working properly and the sprinkler heads are cleaned.
  • Replace all filters for air-conditioning.
  • Adjust house light timers for the season.
  • If you have an apartment property with a pool be sure that the pool area is in compliance with local health and safety codes. One quick hot spell can result in tenants all wanting to use the pool.
  • Summertime is the time of year for exterior painting. Paint adheres better in the hot weather.
  • Any roofs that survived the winter should be checked and re-roofed during the summer. You'll be able to find the best prices and avoid major damage in the next rainy season.
